Every Visit, In Detail

What's Included In Every Residential Visit

Higher tiers add more frequent visits and bigger repair discounts (see plans above) — here's what every technician checks, category by category, on a residential system.

Coils Inspection & Cleaning

  • Flush & spray the outdoor condenser coil with water and a bio-friendly cleaner.
  • Visually inspect the indoor evaporator coil (air handler closet/attic) for dust or biological growth.
  • Straighten bent aluminum fins on the condenser coil.

Drain Line & Condensate

  • Flush the primary drain line with vacuum/nitrogen and introduce an anti-microbial treatment.
  • Test the indoor secondary emergency overflow float switch so the system shuts down before it can damage your home.
  • Inspect the drip pan for micro-cracks or standing rust water.

Electrical (Single-Phase)

  • Check dual-run capacitor microfarad (µF) readings for the compressor and blower motor.
  • Inspect contactors & relays for pitting or electrical arcing.
  • Tighten low-voltage thermostat wire terminations.

Refrigerant Checks

  • Measure superheat & subcooling operating pressures (R-410A / R-32 residential systems).
  • Check thermal expansion valve (TXV) operation.

Thermostat & Airflow

  • Check supply & return temperature differential (ΔT, targeting a 16°F–20°F drop across the coil).
  • Test wall-mounted thermostat sensor accuracy and replace backup batteries.
  • Replace 1-inch or 4-inch residential air filters.
